The Critical Four: Know These Immediately

1. Main Water Stopcock (Shut-Off Valve)

Why: Burst pipe or flood needs immediate water shutdown. You need to know where this is.

Finding it:

  • Most common location: Under kitchen sink (cupboard to the left of sink)
  • Second most common: Under stairs (airing cupboard)
  • Less common: In front garden water box, or boundary of property
  • Really old properties: Cellar or external location

What to check:

  • Power is on (lights on boiler or pilot light visible)
  • Thermostat location (wall-mounted dial or digital screen, usually in living room)
  • How to increase/decrease temperature (thermostat controls this)
  • Whether boiler has instruction manual (request from previous owner or search online by model number)

Understand:

  • Thermostatic radiator valves (TRVs): Numbers 1–5 on radiators. Don't fully close all valves (needs at least one open for circulation). Usually set living room to 3, bedrooms lower.
  • Boiler pressure: Usually 1–1.5 bar on a gauge (too low/high and boiler won't fire properly; pressure can be topped up by a plumber)
  • Pilot light (older systems): Small flame visible through window; if goes out repeatedly, call engineer

If boiler won't work:

  1. Check it's switched on (power switch or button)

  • Test all sockets for power (at least one per room)
  • Note any USB sockets or smart features
  • Identify any non-functioning appliances

Visual Inspection Checklist

Exterior (first week):

  • Walk around property perimeter
  • Check gutters and downpipes aren't obviously blocked
  • Note any cracked bricks or mortar
  • Check roof from ground (any missing tiles visible?)
